Condos and Townhouses in Passaic, Morris and Sussex Counties are some of the nicest communities in New Jersey.

Condo and townhome living offers a lifestyle that provides ease of maintenance and can free up your time that would otherwise be used at home performing routine maintenance tasks.

Many communities are managed by HOAs (Home Owner Associations) or POAs (Property Owner Associations) that provide a staff of employees that take care of general maintenance tasks, landscaping and snow removal and in some cases where a community club house exist, provides services for that club house to operate.  Some communities provide extra activity incentives, like pools, tennis or basketball courts, and even a golf course where an additional charge may be assessed for its use.

These communities can often be within an hour or so from NYC, or shore destinations, or the Delaware Water Gap destinations.  

These kinds of units are provided in various styles and setups from one bedroom, one bath configurations to 3 to 4 bedrooms and sometimes up to 3 full bathrooms, although typically, 2 and 1/2 bathrooms seem to be the normal setup with larger units.  If you can score a unit with 3 bedrooms, 2 1/2 baths, a full basement and 2 car garage with a large driveway to host family and friends, this can be the most convenient setup for a family looking to maximize their living space.  For example, units with this same configuration in Bald Eagle Village in West Milford, NJ are sometimes available with an average sold price of approximately $260,000 to $280,000 with a monthly HOA fee of approximately $300 per month.

Of course with any home living situation, there are pros and cons to a living arrangements.  Some of the nuances that exist in a condo or townhome community are the rules and regulations, sometimes called "by-laws" that community residents have to abide by in a multihome dwelling arrangement.  Be sure to obtains the rules that govern the community you are interested in from the HOA/POA office. In some cases, if you have a knowledgeable real estate agent, that person can offer a copy of the rules he or she may already have in their possession.
